There is February in July because if July is the month of positivism, February is for devotion, care, and commitment. Why so? Because this month’s featured broker is a true-blooded February-born, a Piscean characterized by emotional awareness and diplomacy—a genetically dominant breed colored with responsiveness in almost all aspects!
Philip John So Sia is an engineering graduate in Electronics and Communication at the University of Santo Tomas, a polymath because he graduated Cum Laude, and a polyglot because he could communicate in Mandarin, Fukien, and Nihongo, aside from Tagalog and English.
As a creative engineer, he started as a Product Development Engineering Specialist and Design Engineer for Research and Development for the Ultra Slim Drive (USD) in a Japanese company, the Matsushita Industrial Company of Yokohama, Japan.
He trod the path of sales to gain experience in his plan to establish his own business. He became an Insurance Agent of Western Guaranty Corporation and later as Technical Sales Manager of Royal Galleon International, Inc. in a short period. What he learned here paved the way to enter the challenging world of the real estate industry.
He has proven to himself that he has this knack and wisdom in the real estate industry; thus, he consistently topped the yearly awards for Account Manager from 2010 to 2012 of Robinsons, Magnolia, and Woodsville Residences, to name some. Everything he did bore fruits because in 2011 of March he passed the PRC Board Exam for Real Estate (License No. 4869). He was one of the first successful passers of this Board Exam when PRC introduced it.
From 2014 to the present, he has been a Freelance Licensed Real Estate Broker specializing in condominiums, residential properties, and land. He is with the country’s leading developers, such as Ayala Land Premier, Alveo Land, Rockwell, Federal Land, Robinsons, and Shang Properties to name some.
As a steadfast and unwavering guy in pursuing his dream of establishing his own company, he established the RMS ABSOLUTE REALTY, INC. in November 2021.

Maria Wenceslina Villareal, 46, single mother of a 16-year old boy has been through diverse roles in her career life. A legal secretary, a financial analyst, a computer science professor, a BPO specialist, a voice over actor and a Real Estate Broker. She discovered real estate through her late husband. She decided to take the licensure exam for REB and passed it in 2014. She then started to experience how it was to be in the realty world. Working hand in hand with her late husband, her mentor, she decided to build Villarealty Invest (Haebaragi) Realty to make her career more promising. CRB graduated in 2007 from the University of Perpetual Help Rizal Las Pinas City in a Bachelor of Science in Nursing. As a nursing graduate, she joined Zuellig Pharma Corporation as Invoice Controller for 2 years.
It was in the year 2011 when real estate was first introduced to her and joined as a Sales Coordinator in one of the well-recognized real estate developers in the country. Julie Mae M. Malaga, graduated in 2007 from the University of Perpetual Help Rizal Las Pinas City with a Bachelor of Science in Nursing. As a nursing graduate, she joined Zuellig Pharma Corporation as Invoice Controller for 2 years.
It was in the year 2011 when real estate was first introduced to her and joined as a Sales Coordinator in one of the well-recognized real estate developers in the country. She was responsible for handling walk-in buyers and is also tasked with site documentation and reports.
Her exposure to handling clients and efficiently doing her job, fueled her interest to take the Real Estate Board exam and passed.
That was the beginning of her Real estate broker career and to gain more knowledge and connections she joined REBAP Global City Chapter.
Through the years she developed her negotiation skills and with her persistence in enhancing her knowledge and her hands on attitude made her decide to join Amaia Land Corp as a Sales Manager and real estate organization to complete her life-changing career.

CRB Theresa Rachel V. Azucena, a certified real estate practicing broker specializing in project development selling. Prior to her journey, she spent more than a decade in private corporations such as accounting firms, telecommunications, and banking, to name a few. With her experiences in the corporate setup, she decided to join the pool of their family corporation in 2011 and became thereafter the Vice-President for Admin and Finance of Enrivel Construction Corporation – a company that caters to government projects.

She is a firm believer in good work ethics. A woman with strong dedication, commitment, and resilience in any given situation. To awaken her real estate knowledge, she worked as a real estate agent at Stateland Investment Corporation and was part of the selling team. She learned so much in this real estate company especially in investing in real estate, doing investment analysis, and computation of pricing for property developments.

She took the Broker’s Board Exam and passed in 2016. Currently, she is the lead broker of PHILREP Realty Corporation.

Geraldine Oquendo-Uy is the Lead Broker and President of Beyond Homes Philippines Inc. since 2018. She is responsible for strategic direction, property management, and providing financial planning advice to strengthen the service of Beyond Homes Philippines Inc.

A dreamed professional in the making with more than 14 years of real estate ventured career, Geraldine, aka Ghie is known for providing comprehensive education and imploring thorough guidance to both of her buyers and sellers. She is good at maintaining rapport and long last term relationships with her clients.

Looking back, she was a graduate of Bachelor of Science in Hotel and Restaurant Management. With her coupled 10 years of experience in administrative and management operations in the Food industry, she developed service orientation skills and applied the skills leading her success and growth in the Real estate world.

To further connect her and share her knowledge and expertise, she joined REBAP Global City Chapter in 2011. And a year after she was appointed as the Chapter Treasurer. She contributed a lot to the financial planning and good service in the organization. Added on to that, she was again elected with the same position in 2019 up to 2021, a true mark of excellence in finance and money keeping of the chapter.
